Methodology. Building-type medians come from CBECS 2018 (latest released). Climate adjustments use ASHRAE 169 zones with HDD/CDD-weighted modifiers. Source EUI uses EPA Portfolio Manager's national ratios (electricity 2.80, natural gas 1.05). Emissions use EPA eGRID national averages and EIA gas factors. Energy pricing uses EIA 2024 commercial-sector averages.
